Prosper Population Popping Along…

 

When we moved here in 2002 the population was about 2600.  Now that Prosper has nearly 9000 residents, we feel like pioneers.  Demographics are part and parcel( pun intended )of the real estate update.  We are going to have to wait a year until the 2010 Census statistics come out in order to get accurate information on Prosper demographics but in the meantime we have some pretty good numbers.

In 2000, we know that the population was 2071; there were 678 homes; average family size was 3.34 and the median income was $64,063.  Where are we now and where are we headed?  Let’s first  go back a  little in time.

“One of the last towns in Collin County to be established, Prosper came into being as a stop on the St. Louis, San Francisco and Texas Railroad in 1902. A post office was granted the following year.. Prosper incorporated in 1914 when there were 500 reported residents. Prosper is included in the famed rich Blackland Prairie, and thrived as a cotton producing and shipping point.” Hence, the Cotton Gin restaurant!

“Although the population dropped to 400 in the early 1920s, the town was complete with paved roads, electricity and a water works. The Great Depression took its toll on Prosper and by 1940 the population reached a low of 271. The population explosion of Dallas and Collin Counties in the 1990s included Prosper and the 2000 Census reported 2,071 residents.”

How do people contemplating a move to Prosper find out about the homes for sale?

Evidently and according to GoogleKeyWdTool, the words “Prosper TX Homes for Sale” are the most frequently used words for prospective home buyers when they want to search for home listings in Prosper.  Then there is “Prosper TX Real Estate”  etc.  It used to be realtor.com but now the most popular method of searching for homes is Google.  It offers all kinds of websites to go to for home searches.  The best I have found is Home Buyers Scouting Report( only certain realtors and lenders can offer this particular website) which has the IDX mapping tool, access to the MLS, your own notebook, alerts for new listings, and uniquely offers a  free  password protected website.

In 2009, there probably were bazillions of searches for Prosper TX Homes for Sale but it all sifted down to 243 sold homes for the year.  This is an interesting number since the number of residential building permits was 247 for all of 2009 and for 2008 the number was 235.  So, if each house averages 3.75 persons, Prosper added about 1000 to its population.  Since the home inventory decreased by about 100 homes, we can add another 375 to the population.  And then there is about another 400 new residents in the Mansions and Estates apartment complex. Total growth last year was roughly 1775.  Please send me a comment if you have a better way of figuring this.  Yeah, I know one can go to the water department to see how many folks signed up for new accounts.( probably a valid corroborating idea) 

Collin county as a whole saw 12,279  homes sold in 2009.  Here is the breakdown of Prosper listings as of this writing by price range:

  • less than $200,000………………12 homes for sale
  • $200,000 – $300,000………….35 homes for sale
  • $300,000 – $400,000………….24 homes for sale
  • $400,000 – $500,000………….22 homes for sale
  • $500,000 – $600,000………….11 homes for sale
  • $600,000 – $700,000…………..7   homes for sale
  • $700,000 – $800,000………….12 homes for sale
  • $800,000 – $900,000……………4 homes for sale
  • $900,000 – $1 million……………3 homes for sale
  • $1+million……………………….8 homes for sale

The total is 138 listings.  With the near impossibility of obtaining jumbo loans these days, the homes over $500,000 are sitting on the market many more days than those under $400,000.  There is one home listed for $21+million and we both know which one.  In conclusion, while Prosper has no exploding population growth, it is popping along nicely and no doubt its growth rate surpasses 95% of Texas towns and cities.
